Job Details

The ideal candidate is an experienced commercial construction estimator with a strong understanding of developer-led projects and the ability to provide accurate conceptual budgets during the earliest phases of design.

Responsibilities
  • Lead conceptual estimating and preconstruction efforts for commercial development projects.
  • Prepare detailed conceptual budgets, schematic estimates, design development estimates, and final construction estimates.
  • Perform quantity takeoffs and comprehensive cost analyses.
  • Review drawings, specifications, and project documents to identify risks, opportunities, and cost-saving solutions.
  • Develop and present value engineering recommendations while maintaining project quality and design intent.
  • Collaborate with owners, architects, engineers, consultants, and internal project teams throughout the preconstruction process.
  • Solicit, evaluate, and level subcontractor and supplier proposals.
  • Develop scopes of work and assist with bid packaging and procurement strategies.
  • Maintain historical cost databases and market pricing intelligence.
  • Mentor junior estimators and contribute to continuous improvement initiatives within the estimating department.
  • Participate in client meetings, budget reviews, and project strategy discussions.

Qualifications
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred (or equivalent industry experience).
  • 8+ years of commercial construction estimating or preconstruction experience with a general contractor or construction manager.
  • Experience estimating developer-led commercial projects from conceptual design through GMP development.
  • Strong understanding of commercial construction methods, building systems, and current market pricing.
  • Experience with conceptual estimating, value engineering, cost modeling, and budget validation.
  • Proficiency with Bluebeam, Microsoft Office Suite, and digital takeoff/estimating software.
  • Experience with Sage Timberline, OST, Procore, or similar construction software is a plus.
  • Excellent communication and presentation skills with the ability to build trusted client relationships.
  • Strong organizational skills with the ability to manage multiple projects simultaneously.
  • Self-motivated professional capable of working independently in a remote environment while collaborating effectively with project teams.
  • Willingness to travel occasionally for client meetings, project kickoffs, and site visits as needed.
