Assistant Maintenance Manager Opportunity

Morgan Properties is seeking a skilled Assistant Service Manager with strong HVAC experience to help lead maintenance operations at our 768-unit Blair Mill Village East community in Horsham, PA. This is an excellent opportunity for a hands-on maintenance professional who enjoys troubleshooting complex systems, mentoring technicians, and supporting the daily operations of a large, fast-paced apartment community. As the Assistant Service Manager, you will help to:

  • Manage, develop, and mentor a team of technicians and make-ready staff in diagnosing problems and making repairs.
  • Support and help oversee daily production schedules, including work orders, unit turns, and preventative maintenance across a high-volume community.
  • Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, appliances, carpentry, dry walling, exterior structure, and repairs related to top service drivers.
  • Be accountable for supporting and participating in a 24-hour on-call schedule for your team, including availability during weather-related or on-site emergencies.
  • Manage and organize inventory of all maintenance materials to ensure efficiency and readiness.
  • Establish and support on-call scheduling, preventive maintenance schedules, make ready schedules, and general work order scheduling for the team.
  • Regularly inspect community buildings, including vacant units.
  • Complete tasks assigned by the Service Manager.

Compensation & Incentives:

  • Base Pay: $24.00 – $28.00 / hour
  • Up to 50% Rent Discount
  • Property Staff Shared Renewal Commissions
  • Morgan Essentials: $300 quarterly
  • On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule:

  • Monday – Friday: 8:00 AM – 4:30 PM
  • Paid rotating on-call participation required
  • Must be available and prepared for emergency events
  • *Schedule subject to change based on business need

What we’ll expect from you:

  • Active and valid driver’s license and personal vehicle.
  • HVAC/EPA/CFC Certification preferred, with hands-on experience required.
  • Minimum 3 years of maintenance experience, with multifamily or transferable industry experience.
  • Experience supporting or leading a team in a fast-paced environment preferred.
  • Comfortable with technology platforms, including mobile apps, email, training systems
